What Is a DSCR Loan?

DSCR stands for Debt Service Coverage Ratio.

Can You Close a DSCR Loan in an LLC?

Certain DSCR programs permit entity vesting or borrowing structures, while requirements differ across lenders.

Entity ownership should also be reviewed with the borrower's attorney and tax professional when appropriate because mortgage eligibility is only one part of the decision.

What Should Investors Compare?

Before choosing a DSCR loan, compare:

  • closing costs

  • conventional financing alternatives

The “best DSCR loan” is not simply the one with the lowest advertised rate.

DSCR financing gives Florida real estate investors another way to approach investment-property qualification.

For the right investor and property, it can be extremely useful.

But it should still be compared with traditional investment financing and evaluated as part of the investor's broader portfolio strategy.
